With an aging population, the demand for aged care facilities will continue to increase in the years ahead. Retirement villages and nursing homes will also not necessarily be centred around major cities, but spread widely across coastal and regional Australia, to cater for retirees leaving the big cities for a quieter life. We would all hope to be comfortable in our twilight years and so a well insulated building to control heat and cold, along with good acoustic insulation, are important elements of good building design. The Building Code of Australia (BCA)/National Construction Code (NCC) make provision for energy efficiency and sound insulation measures to ensure appropriate minimum standards are employed. Due to age and decreased mobility of the occupants there are understandable requirements under the BCA to ensure Aged Care facilities are constructed to the highest quality of fire safety and access standards. The BCA/NCC covers Aged Care facilities under Class 3, 9a or 9c depending on the degree of nursing or medical facilities. Individual state regulations compliment the national BCA/NCC building requirements.
